In a single word: the Castello di Perchia. An ancient fortress that was once also a convent, today transformed into a historic residence with charming dwellings and apartments lovingly cared for in every detail.
This ācastrum,ā dating back to the 14th century and also known as the āVilla di San Giovanni di Panariaā because of the church located 200 meters belowābuilt, according to legend, by the Bishop of Spoletoāimmerses guests in a fairytale atmosphere of tranquility and precious moments.
The Castello di Perchia tells not only the story of history but also that of a familyāNadia, Sonia, and their ancestors, who first arrived at the castle in the 1800s. Today, the castle is a unique gem: a small walled quadrilateral, lined by a central avenue onto which the apartments open, forming a miniature hamlet where the outer walls protect the entire complex. Three entrances, once guarded by massive wooden gates, mark the way in.
Restoration began in 1985, born from the desire to revive the estate where generations of the family had lived, transforming it into a holiday residence. Since 2014, it has welcomed guests from all over the world, drawn by the peace and uniqueness of this special place. Inside, original features abound: wooden beams, bricks and terracotta floors from centuries past, stone facades, and tiny windows carved from ancient arrow slits. Antique furniture from the 19th and early 20th centuries, 16th-century books, a collection of keys, amphorae, coins unearthed during restoration, bricks engraved with dates, and handmade nails all tell stories of time gone by.
Today there are seven apartments (soon to be nine), of different sizes to suit every needāfrom large residences to more intimate retreatsāall equipped with kitchens and private bathrooms. Common areas include a large panoramic terrace, a saltwater swimming pool, and welcoming outdoor spaces with barbecues, tables, and gazebos for open-air dining. Guests can also enjoy catering services with meals delivered directly to the apartments, from breakfast to dinner. Unforgettable evenings are often organized by the owners and their families, offering the warmth of true Umbrian hospitality.
A stroll through the vegetable garden yields seasonal fruits and vegetables, while a visit to the small farm and a walk among the 500 olive trees surrounding the property reveal the origins of the refined olive oil always offered to guests. Agreements with nearby attractions such as the Marmore Falls, shuttle services to airports and train stations, walking tours, bike rentals and excursions, as well as guided visits to Umbrian wineries for tastings of local wines and delicacies, complete the experience.
